M1 is an investment platform focused on buying, managing, and renovating multifamily communities in major, growing United States markets. Our strategy is to acquire, using our own sources, as well as private, public and institutional capital, underperforming, undervalued multifamily assets in a focused set of growing submarkets and to add inherent value through aggressive property management, rehabilitation, and repositioning. Target markets include Phoenix, Las Vegas, Salt Lake City, Albuquerque, and Jacksonville, Tampa and Orlando, – all of which are among the fastest growing multifamily markets in the U.S. Other neighboring locations, as well as other types of residential related investments (i.e. mezzanine loans, B notes, NPLs), are occasionally considered.

The M1 executive team has an established track record investing in multifamily assets, as well as experience working for various publicly traded companies, REITs and pension funds. The team has collectively sourced, managed, and renovated over $1.75 billion in multifamily acquisitions comprised of more than 15,000 units representing nearly every major market in the United States, plus nearly $1 billion in dispositions. Through our work, we have cultivated a wide network of industry partners, namely property owners, major investments groups, management companies, lenders and brokers – a network which provides M1 access to on- and off-market deal flow, as well as joint venture opportunities. M1 takes advantage of its existing ownership and management footprint to create economies of scale for operations and leasing. In its target markets, M1 creates value by acquiring high-quality, institutional grade and well-located properties at a significant discount to replacement cost with substantial upside potential. The company is vertically integrated with Acquisitions, Dispositions, Asset Management, Construction Management, Financial Reporting, and Accounting capabilities.

Our Team


Mr. Ephod is one of the founders and CEO of M1 Israel. Mr. Ephod has over 10 years of real estate acquisition experience, and has purchased over 12,000 of multifamily units all across the US valued at $1.2 billion during his career.

Mr. Ephod is responsible for sourcing equity capital which includes marketing and presenting the deals’ fundamentals (i.e. market trends, financials aspects and returns, commercial terms, property’s existing and historic performance) to potential investors, private as well as institutions, and providing them with any additional information they might need. This includes creating and overseeing joint ventures and partnerships with potential investors and other sources of equity such as brokers and investment companies.

In addition, he is in charge of investor relations which includes, among other things, preparing and distributing properties’ quarterly reports to the investors. He is also responsible for executing the firm’s debt strategy.

Mr. Ephod’s last position was in the real estate division of Harel Insurance and Finance (one of Israel’s largest financial groups). In the five years in this position Gilad has completed more than $3 billion worth of real estate transactions across a variety of asset classes such as office, multifamily, retail and student housing, in the US, Europe and Israel. Transaction also included the acquisition of 12,000 multifamily units all across the US. Most Multifamily transactions included value-add strategies as well as repositioning and restructuring.

Previously, Gilad served as Senior Manager at Trabelsy & Co. Business Management & Consulting, and Senior Advisor in Deloitte Financial Advisory Services Group.

Gilad holds a BA in Accounting and economics from Tel-Aviv University.


Mr. Simchi is one of the founders and the CEO of M1 USA. Mr. Simchi has over 13 years of real estate acquisition experience, and has completed over $3 billion in Real estate transactions during his career.

Mr. Simchi is responsible for setting the overall vision and strategy of the company and communicate it to our Board of Directors. Decide upon acquisitions, dispositions, capitalization and always maintain a financial capability to perform our strategic goals and objectives. Monitoring the performance of M1’s property portfolio.

Mr. Simchi is a member of the firm’s Investment Committee and has expertise in managing multifamily and commercial properties of varying investment criteria and business objectives.

Prior to Joining M1, Mr. Simchi has been responsible for Generating and overseeing Real Estate deal flows for Harel Insurance Investments & Financial Services (Israel’s biggest insurance  group) throughout the US, UK, EU and Israel. In this position he completed more than $3 billion worth of real estate transactions and has acquired nearly 40 apartment’s communities, across 12,000 units, in the US.

These transactions were mainly value-added assets, as well as reposition opportunities.

Previously, Daniel served as Associate (Attorney at Law) – Real Estate Dept. at Eitan Mehulal Law Group.

Daniel holds a MSc in International Real Estate from Oxford Brookes University in Oxford, England and both BA and LL.B from The Interdisciplinary  Centre (IDC), Hertzliya.


Mr. Rotter has more than 15 years of experience as the CEO of JTLV, multibillion real estate fund. In his career Ariel led numerous high magnitude real estate transactions including ground-up development, redevelopment, repositioning and strategic financial engineering.

Before joining JTLV Ariel served as a managing partner in Origo, one of Israel’s biggest investment funds. In Origo, Ariel led acquisitions and debt originations in hundreds of millions of dollars that included complex buyouts, restructuring, reorganizations and turnarounds. Ariel holds a BA in Accounting and economics from Tel-Aviv University and MBA from Harvard Business School.   


Mr. Biram has more than 25 years of experience in the real-estate, capital and financial markets. Mr. Biram founded British Israel which became an Israeli leader in the shopping centers sector with 21 regional malls all across Israel.  In 2010, Mr. Biram sold the company to Ofer Investments in the biggest ever shopping malls transaction in Israel for NIS 2 billion.

In 2011, Mr. Biram established JTLV fund together with leading Israeli executives. The fund works closely with major institutions and high net worth individuals and is responsible for some of the highest magnitude most complex real estate transactions in Israel, including the biggest mix-used development project in Israel ($1B).
